The Warrant of Removal was filed yesterday, so now the waiting game continues. The timeline is still silly. After the paperwork is filed, it takes 2-3 days for it to be transfered to the Court Officer. He then serves it, after which the tenants have three days to leave. After that, if they have not left, I'll go with the Court Officer to lock them out.
Hopefully this will be finished by some time next week.

Fingers crossed! Not that I wish ill-will on your soon-to-be evicted tenants. I simply understand where you're coming from: liability exposure. It simply isn't good business.
I've been on the other end of this problem as well. We simply got rid of the offending (and potentially dangerous) dog. It now lives somewhere in the country, guarding cattle, far from people. Your tenants need to be reasonable about things, regardless of emotional attachment.
